Q.  Is an appraiser, who is a member of NAR, who has a REALTORŪ member status, required to take the ethics requirement as passed by NAR to fulfill their membership obligation?

A. If your local board allows an appraiser to join the association as a REALTORŪ member, they are subject to the same requirements as real estate licensees. All members who have REALTORŪ status must take the ethics requirement as passed by NAR to fulfill their membership obligation.

Q. When did these requirements become effective?

A. Effective February 1, 1998, the education and experience requirements for licensed, certified residential and certified general appraisers have changed.

Q. What are the requirements to become a Licensed Appraiser?

A. A licensed appraiser may appraise complex 1-to-4 family residential property having a transactional value of not more that $250,000, non-complex 1-to-4 family residential property with a transactional value of not more than $1 million, and commercial real estate having a transactional value of not more than $250,000.

  • Education: At least 90 hours of approved courses, including at least 15 hours of professional standards and ethics (USPAP instruction), and at least 20 hours of instruction regarding the income approach as used in commercial appraisals.

  • Experience: At least 2000 hours of appraisal experience, including not more than 25 percent commercial appraisal experience. All claimed experience must be in writing and on file.

  • Continuing Education: 28 hours every two years

Q. What are the requirements to become a Certified General Appraiser?

A. A certified general appraiser may conduct appraisals of residential real estate and commercial real estate without regard to transaction value.

  • Education: At least 180 hours of approved courses, including at least 15 hours of professional standards and ethics (USPAP) instruction, and at least 40 hours of instruction regarding the income approach as used in commercial appraisals.
  • Experience: At least 3,000 hours of appraisal experience in not less than 30 months, including not more than 50 percent residential appraisal experience. All claimed experience must be in writing and on file.
  • Continuing Education: 28 hours every two years

Distance Learning Option

Q. What is Distance Learning and how can I participate?

A. To participate in this continuing education distance learning program you will first need to register for the desired course(s). Once you are registered you will receive materials (DVD and outline) via UPS. After reviewing a portion of the course you will connect to the WRA's Web site and complete a 25 question multiple-choice quiz. You have 60 minutes to complete the quiz and must score a 70 percent or better to proceed to the next section of the course. You have two chances to pass a quiz. There is a quiz after approximately every hour of video. After you pass all quizzes, you will be able to print your certificate.

Q. What is the fee for the Distance Learning option?

A. Appraisal section member: $60; WRA member: $65; Non-Member: $70

Q. What are the equipment requirements for the Distance Learning option?
A. VCR/DVD player, Television, Computer with Internet Access (minimum 28.8kps modem), Printer.
