Working with buyers and sellers of distressed properties can be frustrating
and time consuming, but also rewarding. The Short Sales and
Foreclosures course will provide you with practical approaches to the
pre-foreclosure and foreclosure process, including:
• Servicing and selling REO’s
• Pre-foreclosure techniques
• How to effectively listen and sell short-sale properties
• How to adapt to and capitalize on the changing real estate market
This is a “hot” new one-day CRS elective (CRS 111) – 1 core course unit toward
your CRS Designation.

CE Elective A – Risk Reduction

Elective A uncovers advertising administrative rules, the role of the
Department of Regulation & Licensing, common closing issues and forms
of ownership. It also addresses how to avoid liability regarding referral
fees, fee splitting, affiliated business relationships, licensee self-dealing,
independent practice and insurance.

and focuses on the WB-1 Residential Listing Contract.
Course 2 - Offer to Purchase

Course 2 includes drafting enforceable contingencies and common errors
of the WB-11 Residential Offer to Purchase.
Course 3 - New Developments

Course 3 explores new developments in real estate practice, including recent case
law and legislative updates and includes a comprehensive discussion of short
sales and foreclosures.
Course 4 - Buyer Agency Agreements

Course 4 provides a discussion of pre-agency, client vs. customer, role of selling agent vs. buyer’s agent, Wis. Stat. 240.10 requirements for a valid agency agreement, and disclosing buyer agency.
