Sample contingencies:

Land Use Approval (rezoning, permit, license)
"This Offer is contingent on (Buyer)(Seller) STRIKE ONE obtaining a (rezoning, conditional use permit, license, variance, building permit, occupancy permit, _____________________________) for the Property for (its use as ______________) (__________________________________) within ____ days from the date this Offer is accepted. The cost of obtaining the approval(s) shall be paid by (Buyer)(Seller) STRIKE ONE. If the approval(s) is/are not delivered to or received by Buyer by the above deadline, Buyer may, within ___ days after the deadline, terminate this Offer by delivering written notice to Seller. If Buyer fails to terminate the Offer within the time provided, this contingency shall be deemed satisfied."

Joint Driveway/Well
"This Offer is contingent upon Buyer obtaining a recordable instrument acceptable to Buyer creating a joint [driveway/well] agreement with ______within __ days from the date this offer is accepted. If Buyer acting in good faith is unable to obtain this agreement, Buyer has no obligation to conclude this transaction."
