New WRA form for FinCEN rule

The new WRA-FD FinCEN Report Disclosure for Wisconsin Properties form is now available in Transactions (zipForm Edition) and the WRA Forms Library. This form gives agents a simple way to inform buyers and sellers early in a transaction about potential federal reporting requirements and what information they may need to provide to the title company. By using the form, you can help clients prepare without taking on 
the risk of handling sensitive personal data on your own.

Why the new form? Beginning March 1, 2026, the U.S. Treasury’s Financial Crimes Enforcement Network (FinCEN) will require settlement professionals — typically title or escrow agents — to file reports for certain non-financed residential real estate transfers involving entities or trusts. These transactions include all-cash sales, seller-financed deals and privately financed purchases, with no minimum price threshold and nationwide application.

Although agents are not responsible for filing the FinCEN report, their clients will need to gather detailed information such as trust documents, incorporation papers and Social Security Numbers. The WRA-FD form ensures buyers and sellers are aware of these requirements early on, preventing delays at closing and keeping agents out of the data collection process.
